The aim of the study is the evaluation of the financial affordability of owner-occupied and rental housing in the Czech Republic, the description of the trend during 1990s, and the comparison with selected EU countries. The common indicator of affordability of the rental housing is used ů the housing expenditures to income ratio. The significant improvement of the traditional approach consists in the adjustment of the disposable data with regard to incomes from grey economics, housing overconsumption, expenditures on secondary housing etc. The simulation model of the determination of equilibrium market rent level under the Czech conditions is also introduced.
